What is the Countryside Living Zone?

The Countryside Living Zone is designed to provide rural lifestyle living while maintaining the character of rural areas.

Properties within the zone may have subdivision opportunities that differ from those available in traditional rural zones. In some circumstances, additional titles can be created through the use of Transferable Title Rights (TTRs).

Because subdivision opportunities vary depending on site characteristics, planning provisions, and infrastructure requirements, early assessment is essential.

Our planning, surveying, engineering, and ecology teams work together to help landowners understand what may be achievable and how to navigate the process.

Understanding Transferable Title Rights

A Transferable Title Right (TTR) is a planning mechanism that may allow an additional title to be created within the Countryside Living Zone.

TTRs are generated from qualifying donor sites, typically through the permanent protection of indigenous bush, wetlands, or other environmental features. Once created, the TTR can be transferred and applied to an eligible receiver site within the Countryside Living Zone.

For many landowners, this provides an opportunity to create additional lifestyle lots beyond standard subdivision limits.

Understanding whether your property can utilise a TTR is often one of the first questions we help answer.

How we assess your property

Every Countryside Living property is different.

Our assessment typically considers:

  • Existing titles and site configuration
  • Zoning and planning controls
  • Availability of Transferable Title Rights
  • Access and road frontage requirements
  • Wastewater and stormwater servicing
  • Topography and site constraints
  • Ecological considerations
  • Potential subdivision layouts

This provides a clear understanding of what may be possible before significant costs are incurred.
